An Old Town Between the Airport and the Ocean
Dania Beach was incorporated in 1904 with 35 residents, most of them farmers of Danish ancestry, and that long history shows up when we quote impact windows here. The median home in Dania Beach was built in 1977, and about a quarter of the housing dates to the 1950s and 1960s. Older houses on small lots sit alongside condos, newer townhomes and mobile home communities, all within a few miles of the Atlantic.
Coast and airport on two sides
Dania Beach is bounded by the Atlantic Ocean and Hollywood to the east and sits right next to Fort Lauderdale-Hollywood International Airport. That location brings salt air from one side and aircraft noise from the other. Laminated impact glass reduces outside noise compared with ordinary single-pane glass, which owners near the flight path tend to notice right away. For the salt, we recommend coastal-grade finishes and hardware.
Shutters as a first step
Not every owner can do a full window replacement at once. Hurricane shutters are a practical first layer: accordion shutters stay attached beside the window and close in minutes, and roll-down shutters can be operated with a crank or a motor. For homeowners on a budget, aluminum storm panels are the simplest option but need storage and setup time. We can protect the whole house with shutters now and replace windows later, or mix both.
A mixed housing stock
Census estimates show about 22 percent of Dania Beach housing is detached single-family, about 57 percent is in multi-unit buildings and about 12 percent is mobile homes. Owner occupancy is under half. That means many of the people we hear from are condo owners and landlords. For rentals, impact windows also remove the need to rely on tenants to put up shutters.
What 1926 taught Dania
Dania voted to join Hollywood in January 1926. After the September 1926 Miami hurricane, most of Dania pulled out and reincorporated the next year. Storms have shaped this part of the coast for a century, and openings remain the weak spot in older houses.
Window replacement in older masonry
Concrete block houses from the 1950s and 1960s often have wood bucks around the window openings. When the old window comes out, we check the buck for rot or termite damage and replace it if needed before setting the new impact unit. Skipping that step is how leaks start a few years later.
Keeping costs in line
If a full replacement is out of reach this year, the most exposed openings come first, usually the large glass on the street side and any slider. Shutters can cover the rest until the next phase.
Permits and condos
Window, door and shutter work requires a permit with product approvals for each opening. Condo work also needs the association's approval. Check with the city's building department for its current submittal list; we prepare the documents. Call (954) 375-7681 for a visit.

Dania Beach Questions
Do impact windows help with airport noise?
Laminated impact glass usually cuts outside noise compared with single-pane glass. Results depend on the frame, the seal and the noise source, but owners near the flight path often notice a difference.
Are accordion shutters a good option for my older house?
They are a common, lower-cost choice. They stay mounted beside the window and close quickly before a storm. Many owners use them while they plan window replacement.
I rent out my Dania Beach condo. Should I install impact windows?
Many landlords do, because impact glass protects the unit without anyone needing to close shutters. You still need the association's approval and a permit.
