Built in the 1970s, Due for an Upgrade
Margate homeowners call us about impact windows when the original 1970s windows finally wear out. Census estimates show 44 percent of Margate's housing was built in the 1970s, and the median build year is 1978. Jack Marqusee, who started the city, named it by combining part of his last name with the word gateway, since it was seen as the gateway to western Broward. It became a town in 1955 and a city in 1961.
A mixed housing stock
About 44 percent of Margate homes are detached houses, 9 percent are attached villas and townhomes, and about 43 percent are in multi-unit buildings, with mobile homes making up close to 4 percent. Owner occupancy is high at about 77 percent. That mix means we see whole-house replacements in single-family neighborhoods and unit-by-unit work in condos.
Choosing window styles
When original windows come out, owners can change style. Single-hung windows are the most common and economical. Horizontal rollers suit wide, short openings. Casements open fully and seal tightly. Fixed picture windows let in the most light where ventilation is not needed. All come in impact glass with white or bronze frames, and many with tinted or low-E glass to cut heat.
Shutter owners
Many Margate homes and condos have accordion or panel shutters installed decades ago. If yours are bent, missing parts or hard to close, replacement shutters are an option, as is moving to impact glass. We can quote both side by side.
Inland, but still exposed
Margate is about seven and a half miles from the Atlantic. Inland location reduces salt exposure, but not wind. After Hurricane Wilma in 2005, an insurance assessment team estimated at least 70 percent of homes and businesses in Margate and several neighboring cities had some damage.
Impact sliding glass doors
In Margate houses and villas, a sliding door to a patio or screen room is one of the most common openings we see. Replacing it with an impact slider removes one of the hardest openings to cover with panels. Older sliders often have bent tracks and worn rollers, so owners notice the daily difference right away.
Mobile and manufactured homes
Margate has close to a thousand mobile homes. Their windows and walls are built differently from block houses, and park rules may limit changes. We look at the home first and tell you what is realistic.
What happens on install day
Old units come out one opening at a time and new ones go in the same day, so the house is never left open. We clean up, haul away the old windows and walk the job with you at the end.
Permits and associations
Window and shutter work requires a permit. Condo and villa owners also need association approval. Check with the city's building department for its current list. Call (954) 375-7681 to book a visit.

Margate Questions
Can I change window styles when I replace?
Yes. Single-hung, rollers, casements and picture windows all come in impact glass. Your HOA or condo may limit choices on the front.
My old accordion shutters still work. Should I replace them?
If they close and lock and have no missing parts, they may still work. If not, we can quote new shutters or impact glass.
Do I need salt-resistant hardware in Margate?
Margate is inland, so salt exposure is lower than on the coast. Standard quality hardware is usually fine.
