1990s Homes and the Glass Facing the Water

Most of the impact windows we quote in Weston go into homes that are now around thirty years old. Weston started as Arvida's master-planned community, first named Indian Trace, with the first Arvida homes completed in 1984 in Country Isles and Windmill Ranch. Census figures show half of Weston's housing was built in the 1990s and another 23 percent in the 2000s, with a median build year of 1995. Many of those homes were built before or just as the statewide building code took effect in 2002, and their original glass is often not impact rated.

The back of the house is the big job

Weston is the westernmost city in Broward County, bordered by the Everglades on one side, and many lots back onto lakes or golf courses. Builders oriented the views to the back, so the rear wall usually holds the largest glass: multi-panel sliding doors, corner sliders and tall fixed windows. Those openings are the hardest to cover with panels and the most expensive to lose.

Impact sliding glass doors

An impact slider uses laminated glass in heavier frames with reinforced interlocks where the panels meet. The track and sill are designed to hold water out under pressure, which matters on the side of the house that faces open water. Options include two, three and four panel layouts, pocket configurations where the panels slide into the wall, and the choice of aluminum or vinyl frames. Each layout carries its own approval and design pressure, so the panel count and size are matched to what your house requires.

Replacing a large slider is a different job than replacing a window. The old frame comes out, the opening is checked for rot or rusted fasteners, and the new unit is anchored according to its approval. Interior flooring and the pool deck sit right at the sill, so we look at heights before ordering.

Windows on the rest of the house

Front and side elevations usually have smaller windows, and those can often be done in the same project. Owners here like that impact glass blocks most ultraviolet light, which helps with fading floors and furniture in rooms that face west over the water.

HOA rules come first

Weston was built as a master-planned community, and its neighborhoods commonly have associations with architectural review. Frame color, tint level and grid patterns are typical items on those forms. We give you product cut sheets, color samples and a list of openings so the application goes in complete. After association approval, the building permit follows.

Garage doors in a planned community

Most Weston houses have two- or three-car garages facing the street, and associations usually regulate the door style. When the garage door is not wind rated, it can be the weakest opening on an otherwise protected house. We check the label on the door track or panel during the visit and tell you plainly whether it meets current ratings.

Weather on the edge of the Everglades

Weston averages close to 62 inches of rain a year, with June the wettest month, and relative humidity averages about 72 percent. Sliders and windows with worn weatherstripping and failing seals let in wind-driven rain long before a hurricane arrives. New impact units correct that as a side benefit. Weston Questions

Can you replace a four-panel sliding door with an impact slider?

Yes. Multi-panel and pocket sliders are available in impact glass. We match the panel count and size to an approved configuration rated for your home's wind pressure.

Will impact glass change how my lake view looks?

Clear laminated glass looks like regular glass. Some owners add a light tint or low-E coating for heat; if your HOA limits tint, we pick a product within its rules.

What does my Weston HOA usually need?

Typically product cut sheets, frame color, glass tint and an opening list. We provide those so you can submit a complete application before the permit.
