How Impact Windows Work
Impact windows protect a house by holding together when something hits them. The glass is laminated: two lites bonded to a tough plastic interlayer. When debris strikes during a hurricane, the outer glass may crack, but the interlayer keeps the pane in the frame and the wind out of the house. That matters because a broken window lets air pressure build inside, which pushes up on the roof from below and can lead to far worse damage than the window itself.
Tested for the HVHZ
In Broward County a window has to pass High-Velocity Hurricane Zone testing. Under TAS 201 the large missile is a 9-pound 2x4 shot from an air cannon at 50 feet per second; the small-missile test fires 2-gram steel balls at 130 feet per second. After impact, the same unit goes through cycles of positive and negative pressure. Units that pass receive an approval listing exactly which sizes, glass makeups and anchor patterns are allowed. A window installed outside those limits is not an approved installation, even if the glass is the same.
Choosing a style
The common choices for Davie homes are single-hung windows, horizontal rollers, casements and fixed picture windows. Single-hung units are the usual swap for the older aluminum single-hung windows found in many Broward subdivision homes. Rollers suit wide, short openings. Casements open fully for airflow and can make sense in bedrooms where the emergency escape opening matters. Picture windows give the most glass for the money because they do not open.
Frame, glass and color
Aluminum frames are slim and strong and come in white or bronze. Vinyl frames insulate a little better and resist the salt air near the coast, though Davie is well inland. Glass can be clear, gray, bronze or with a low-E coating that reflects heat, which helps on west-facing walls in the afternoon sun. If your community has an HOA, check whether it limits frame color or tint before you order, because impact units are built to order and cannot be swapped once made.
Signs it is time
Old single-pane aluminum windows that leak at the sill, crank windows that no longer close tight, cloudy seals, and frames that rattle in a storm are all reasons to look at impact windows. Another reason is insurance: if your wind mitigation report lists the house as unprotected because a few openings lack approved protection, replacing those windows can change that category.

Impact Window Options
Every unit we quote carries an approval for the High-Velocity Hurricane Zone.
Single-hung impact windows
The bottom sash slides up, the top stays fixed. A direct replacement for the most common window in Broward homes.
Horizontal roller windows
One or two sashes slide sideways. Good for wide openings over counters or in bedrooms with low headroom.
Casement impact windows
Side-hinged and opened with a crank, they seal tight against the frame and open fully for a breeze.
Fixed and picture windows
Non-opening glass in large or shaped openings, often paired with operable windows on either side.
Low-E and tinted glass
Coatings and tints that cut heat and glare, useful on south and west walls.
Opening repair at install
Rotted wood bucks or damaged block found behind old frames, repaired and priced in writing before we continue.

How an Impact Window Job Runs
1. Measure and assess
We measure every opening, note its location on the wall and its height, and check the frame and block around it.
2. Match products to pressures
Each opening's required pressure from the Broward wind load chart is matched to a unit whose approval meets or beats it.
3. Permit and order
We file the opening plan, approvals and forms with the building department, then order your windows once the permit is issued.
4. Install to the approval
Old windows come out, new ones are set and anchored per the approval drawings, and the perimeter is sealed and finished.
5. Inspection and paperwork
The building department inspects, and you keep the product approvals and permit record for your wind mitigation inspection.

Impact Windows Questions
Do impact windows still need shutters?
No. An approved impact window is itself the opening protection, so it does not need shutters in front of it to meet code or to count on a wind mitigation report.
Can impact glass break?
The outer glass can crack when hit hard, but the laminated layer is designed to keep the pane in the frame and the opening closed. A cracked impact pane should be replaced after the storm, but it has done its job.
Are impact windows quieter?
Usually yes. Laminated glass dampens sound better than a single pane of ordinary glass, which helps on streets near busy roads or under flight paths.
Do impact windows help with heat?
Laminated glass blocks most UV, and a low-E coating cuts the heat that comes through on sunny walls. The amount varies by product, so we show the ratings for the glass you choose.
