A 1920s City With a 1950s Housing Stock

Hollywood homeowners who call about impact windows often live in houses from the decade after World War II. Joseph Young laid out Hollywood as a planned city in the 1920s land boom, but the big wave of home building came later: by 1960 the city had more than 12,170 single-family homes. Census estimates show close to half of today's housing was built in the 1950s and 1960s, and the median build year is 1969.

What 1950s and 1960s houses need

Homes from that era were built with masonry walls and smaller openings, and the windows were often jalousies, awnings or early aluminum single-hung units. Some owners have already swapped a few windows over the years, so one house may have three different window types. A full replacement lets us bring every opening to the same impact rating and the same look.

Opening sizes and stucco work

Older masonry openings are not always square, and decades of paint and stucco build up around frames. We take careful measurements, remove the old unit, check the concrete and the wood buck if one exists, and set the new impact window to its approved anchoring pattern. Expect some stucco patching outside and new trim inside.

The 1926 hurricane

The September 18, 1926 Miami hurricane demolished much of the young city, and local papers reported Hollywood's losses as second only to Miami's. Hollywood's coastline runs about five to six miles along the Atlantic, and the two yacht basins dredged in the 1920s connect to the Intracoastal. Homes near that water face more wind and salt than those farther west.

Beach condos

Half of Hollywood's housing is in multi-unit buildings, many along the beach and the Intracoastal. Condo window work needs the association's approval, and in taller buildings each opening's required rating depends on its floor and position. We work from the association's standard and the wind load documents.

Irma and power loss

Hurricane Irma in 2017 caused damage and power outages across Hollywood. Long outages are one reason owners want protection that does not depend on anyone being home to close it, and impact glass lets you open windows for air when the power is out.

Impact doors for older houses

Front doors on 1950s and 1960s houses are often solid wood with a small glass lite, and back doors may be jalousie doors to a Florida room. Replacing them with impact entry doors and impact French or sliding doors closes the last gaps once the windows are done.

Lake-front and Intracoastal homes

Homes around Hollywood's lakes and along the Intracoastal often have a wide rear slider or French doors toward the water. We look at those openings closely, since they take the most wind and rain and are the hardest to cover with panels. Coastal-grade hardware is worth the upgrade near the water.

Permits

Hollywood has its own building department. Window replacement and shutter installs need a permit with product approvals. Check with the city's building division for current requirements. Call (954) 375-7681 to book a measurement.

Hollywood Questions

My house has three kinds of windows. Do I have to replace all of them?

No, but many owners do so every opening has the same rating and look. We can also replace the oldest or most exposed first and finish later.

Will you repair stucco around the openings?

Yes. We patch stucco around each window we replace. We talk through paint touch-up before the job starts.

Can I open impact windows when the power is out?

Yes. Operable impact windows open like any other window, which helps with airflow when there is no air conditioning after a storm.
