Half the Homes Share a Wall or a Roof
A lot of the impact windows we quote in Sunrise are for homes that share a roof with neighbors. Census estimates show about 37 percent of Sunrise housing is detached single-family; the rest is townhomes, villas and condominium buildings, with about a third of all units in buildings of 20 or more. The city started as Sunrise Golf Village in 1961, when developer Norman Johnson bought 2,650 acres, and grew from about 7,400 people in 1970 to nearly 100,000 today.
1970s and 1980s construction
About 62 percent of Sunrise housing was built in the 1970s and 1980s, and the median year built is 1983. Many of the large condominium communities date to that period. Windows from those years are often aluminum single-hung or sliding units with plain glass, and many buildings depend on accordion shutters that owners or the association must close.
Condo and villa owners
If you own a condo, the association's governing documents decide who is responsible for windows and what can be installed. Many associations have adopted a standard: frame color, glass tint, window style and sometimes a list of acceptable products. Some require the association's approval letter before a permit is filed. Bring us that standard and we will quote units that fit it.
In mid-rise and high-rise buildings, the wind pressure on windows changes with height and with where the unit sits on the building. Corner units and upper floors usually need higher design pressures. The product approval and the wind load documents show which units are allowed in each location, so a window that works on the second floor may not be allowed on the tenth.
Villas and townhomes
One- and two-story villas often have a rear patio slider, a few bedroom windows and a front door. Those are good candidates for a complete replacement in one visit. Shared walls mean we coordinate with neighbors on access to the sides of the building.
Single-family neighborhoods
In the detached-home sections of Sunrise, we do the same whole-house replacements we do across western Broward: impact windows, an impact entry door, a slider to the patio and often a wind-rated garage door.
Wilma and the western cities
After Hurricane Wilma in 2005, an insurance assessment team estimated at least 70 percent of homes and businesses in Sunrise and several nearby cities had some damage. Impact glass removes the setup step and gives protection when nobody is home.
What changes inside your unit
In a condo or villa, a window replacement touches more than the glass. Blinds and shutters inside may need new mounting, and sills can need new trim. We tell you before the job what will be removed and what is put back, so the unit is livable the same day the work finishes.
Permits
Window work in Sunrise is permitted. Check with the city's building department for its submittal list. We prepare the opening schedule, product approvals and wind load paperwork, and for condos we include what the association asked for. Call (954) 375-7681 for a measurement.

Sunrise Questions
Who decides what windows I can put in my Sunrise condo?
Your association's documents and any window standard it adopted. Many require approval before the permit. We quote products that meet that standard.
Do upper-floor condo windows need a higher rating?
Often, yes. Wind pressure rises with height and is highest near corners. The wind load documents show which rating each opening needs.
Can you do the whole villa in one visit?
Many villas have a small number of openings, so a full replacement can often be done in a short schedule once products arrive and the permit is issued.
