A 1970s Boom Town Coming Up on 50

North Lauderdale homes are reaching the age when original windows give out, and that is when owners start asking about impact windows. The city incorporated in 1963 on farmland at the western edge of development, laid out by architect Morris Lapidus, who called it the City of Tomorrow. A building boom followed in the 1970s. Census estimates show 40 percent of today's housing was built in that decade and another 24 percent in the 1980s, with a median build year of 1978.

What we see in 1970s homes

Houses from this period commonly have aluminum single-hung or sliding windows with plain glass, and sliding patio doors with worn rollers and leaky tracks. After 45 or 50 years, seals fail, frames pit and locks no longer line up. Replacing them with impact units fixes both the daily problems and the storm exposure.

Impact sliding glass doors for the patio

Most single-family homes and townhomes here open to the back yard through a sliding door. An impact slider replaces the whole unit with heavier frames, laminated glass and stronger interlocks. We check the slab at the opening, since older patio slabs can settle, and set the new sill so water drains out.

Townhomes and attached homes

About 16 percent of North Lauderdale housing is attached single-family, more than many nearby cities. Townhome rows often have associations that decide frame color and door style. We give you the product documents for approval.

Mobile homes

About 5 percent of the city's housing is mobile homes. Manufactured homes have different window types and rules. We will tell you honestly what can be done and what the park and city require before any plan is made.

Wilma

After Hurricane Wilma in 2005, an insurance assessment team estimated that at least 70 percent of homes and businesses in North Lauderdale and several nearby cities had some damage. Many homes here still have the same openings they had then.

Front doors

An impact entry door finishes a replacement on most 1970s houses. Fiberglass and steel slabs are available in many styles, with or without glass, and the full unit carries the rating.

Phasing a replacement

If the whole house cannot be done at once, start with the slider and the largest windows, then finish the bedrooms. Each phase has its own permit, and we keep the same product line so the house matches when it is done.

Energy and comfort

Aluminum windows from the 1970s conduct heat and leak air. Impact units with low-E glass and modern seals reduce heat gain and drafts, which shows up in how hard the air conditioning works in summer.

Permits

Window, door and shutter work requires a permit. Check with the city's building department for its current submittal list. We prepare the opening schedule and product approvals. Call (954) 375-7681 for a measurement.

North Lauderdale Questions

My patio slider is hard to open. Should I repair or replace it?

If the rollers and track are the only issue, a repair may help short term. If the door is not impact rated, replacing it with an impact slider fixes both problems.

Do townhome associations control door styles?

Often, yes. Check your documents; we give you product sheets and color options to submit.

Can you install impact windows in a mobile home?

It depends on the home and the park's rules. We look first and tell you plainly what is possible.
